A new chapter is unfolding for one of Surrey’s most historic estates as Audley Group officially launches Audley Headley Court, an exceptional luxury retirement village set within the grounds of the iconic Headley Court estate near Leatherhead.
A launch event, in May, welcomed prospective homeowners and members of the local community for a first look at the highly anticipated development, offering guests the opportunity to explore plans for the village and reserve properties ahead of opening.
Blending heritage architecture with modern wellness-led living, Audley Headley Court will transform the Grade II listed mansion, originally an Elizabethan farmhouse, into one of Surrey’s most desirable luxury retirement destinations.
The estate also holds a deeply significant place in British history. Between 1985 and 2018, Headley Court was renowned nationwide as a rehabilitation centre for injured members of the British Armed Forces, providing specialist recovery and treatment for servicemen and women. Its next chapter preserves that legacy of care and wellbeing while reimagining the estate for contemporary retirement living.
Set amongst beautifully landscaped grounds, the village will feature 13 elegant cottages and 126 luxury apartments, alongside an impressive collection of wellness and leisure amenities designed to support an active lifestyle in later years.

A particular highlight is The Sanderson, the village’s stylish in-house restaurant and bistro, expected to become a social hub for both residents and visiting guests.
In a move that Audley hopes will resonate strongly with the local community, Audley will also restore the estate’s historic gardens and grounds, opening them to the public for the first time in the site’s history.
