Aspen
A Grade II manor and a stunning architect-designed family home. Just two of the properties we’re exploring this month, but we begin with Aspen, a luxurious new home from Whiteoak Developments Ltd.
It is located on Warren Drive, one of the most prestigious roads in the heart of the Warren Estate, in Kingswood, and is on the market with Fine and Country for £2,750,000 (01737 361014). Offering the foremost in design and quality of build, this property, set over 7,500 sq ft and over four floors, presents an impressive living space for the modern family.
The lower ground floor boasts a cinema room – complete with sumptuous leather seats – along with a gymnasium, a family room, and a sauna, steam room and shower.
On the ground floor the reception hall opens into a study, an extended drawing and dining room area, and a beautiful kitchen and breakfast room – all rooms finished to a high specification.
The first floor features the grand master bedroom with en-suite bathroom and dressing room, and a balcony. Two additional en-suite bedrooms can be found on the other side of the hallway.
A fourth bedroom is located on the second floor, also with its own bathroom. Practicality has been much in the minds of the developers. This top floor offers a self-contained au pair suite with en-suite bathroom, dressing room and kitchenette.
Outside, in a landscaped and manicured setting of 0.4 acres, the garden, complete with ornamental pond, incorporates a large gated driveway that runs to the front of the property. A double garage gives internal access from the house.

The Oaks
Nearby, in Ashtead, is The Oaks, a stunning home on the market for £850,000 with V&H Homes (01372 221678). The agent describes it as occupying a ‘bold corner plot’, nestled as it is between Green Lane and Richbell Close. It’s a charming property with great character. Built in 1961, it was architect-designed in a chalet-style. With scope to further extend and develop the home as it stands (subject to planning permission), the property has three bedrooms with ample, built-in storage cupboards, two bathrooms and a superb entertaining room.
There is also a separate lounge, a downstairs bedroom and shower room, a fitted kitchen and breakfast room, and a conservatory with lovely garden views.
Upstairs are the sleeping accommodation and bathrooms, plus a fully insulated and boarded loft room (currently fitted out as a train/model room).
The house is in fine shape. The boiler and electrics have recently been upgraded, and it is fitted with double-glazing and full cavity wall insulation. Lovely gardens extend to the side and rear, leading to the three single garages at the end of the garden, which can also be accessed from Richbell Close.

Littleton Manor
Our final property has such outstanding facilities that it was a practice venue for one of the British equestrian teams during the London 2012. On the market with Savills (020 7016 3715) for £5.25 million, Littleton Manor, near Reigate, is both a historic Grade II manor home and an equestrian estate of 70+ acres. The main yard, currently home to Kate Tarrant Eventing, has superb training facilities. Its country course is British Eventing accredited and the dressage arena is international competition size.
